Arden Hills inventory stayed tight while new listings fell
Nationally, Realtor.com counted more than 1.16 million active listings in September 2026. Arden Hills told a different story. The Real Estate Data Aggregator counted just 57 homes for sale in ZIP 95864 for the three months ending August 31, 2026. That is down 13.6% from the same period a year before.
New listings fell even harder. The Real Estate Data Aggregator recorded 76 new listings, down 19.1% year over year. Fewer homes came to market, and fewer stayed available. For buyers, that means less to choose from. For sellers, it means less competition, but pricing and presentation still matter.
Prices rose while homes took a little longer to sell
The Real Estate Data Aggregator put the median sale price in ZIP 95864 at $950,000 for the three months ending August 31, 2026. That is up 9.8% from the same period in 2025. For context, the Federal Housing Finance Agency reported U.S. house prices rose just 2.4% over the same year. Arden Hills ran well ahead of that national pace.
Homes did take longer to move. The Real Estate Data Aggregator shows the median days on market was 30 days, which is 10 days longer than a year before. Not every home sold quickly. Still, the Real Estate Data Aggregator shows 79 homes sold in the period, up 2.6% from 2025. Demand did not disappear.
Most homes sold close to asking price
The Real Estate Data Aggregator shows the average sale price came in at 99.3% of list price, unchanged from a year before. Sellers were getting nearly every dollar they asked. About 24.1% of homes sold above list price, down just 1.9 points from 2025. That share slipped a little, but it is still nearly 1 in 4 homes.
The share of homes going under contract within two weeks of listing was 37.3%, according to the Real Estate Data Aggregator. That is down 12.1 points from a year before. More homes needed time. Pricing right from day one matters more now than it did in 2025.
What the national picture adds
Nationally, Realtor.com reported mortgage rates surged above 7% for the first time since January 2025. Redfin put the weekly average rate at 7.32% for the four weeks ending October 25, 2026. Higher rates slow buyers down. That likely explains some of the softening in pending sales here. The Real Estate Data Aggregator counted 75 pending sales in Arden Hills, down 7.4% from a year before.
Realtor.com also noted that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Arden Hills did not see that kind of pressure. With only 2.2 months of supply, according to the Real Estate Data Aggregator, this market stayed far tighter than the national average.
- Arden Hills had fewer homes, fewer new listings, and rising prices through the three months ending August 31, 2026. Homes took a bit longer to sell than last year, but most still closed near asking price.
- The market is tight.
- That helps sellers who price carefully and hurts buyers who are already dealing with rates above 7%.
One more thing worth knowing: the numbers above cover all of ZIP 95864. One street can read very differently from the whole ZIP code. If you want to know what is happening on your block specifically, that is worth a closer look.
