Arden Hills prices rose even as homes took longer to sell
Prices in Arden Hills moved up sharply. But homes are sitting a little longer before they sell. That combination tells you something important about where this market stands right now.
The Real Estate Data Aggregator counted 79 homes sold in ZIP 95864 during the three months ending August 31, 2026. The median sale price came in at $950,000, up 9.8% from the same period in 2025. That is a meaningful gain. The Federal Housing Finance Agency reported U.S. prices rose 2.6% year over year through July 2026. Arden Hills ran well ahead of that pace.
Buyers are taking longer, but prices held
The Real Estate Data Aggregator shows median days on market stretched to 30 days. That is 10 days longer than the same period in 2025. Not every home moved quickly. The share of homes that went under contract within two weeks fell 12.1 points, to 37.3%. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Arden Hills did not follow that script. The sale-to-list ratio held at 99.3%, unchanged from a year before.
Fewer homes came to market
The Real Estate Data Aggregator counted 76 new listings in ZIP 95864 during the three months ending August 31, 2026. That is down 19.1% from a year before. Active inventory fell too, with just 57 homes for sale, down 13.6%. Supply sat at 2.2 months, down 0.4 months from the prior year. Less supply helped support prices even as buyers slowed down.
What this means if you own a home here
Values moved up. Supply stayed tight. But about 1 in 4 homes sold above list price, down slightly from a year before. Buyers are not rushing the way they once did. Realtor.com reported mortgage rates surged above 7% for the first time since January 2025. That matters. When borrowing costs rise, buyers slow down and look harder at price. Presentation and pricing strategy carry more weight in that environment.
- Arden Hills prices rose 9.8% year over year to a median of $950,000, well above the 2.6% national gain the Federal Housing Finance Agency reported.
- Homes took longer to sell, 30 days on median, and fewer listings came to market.
- The market still supports value.
- It just rewards the right price and the right presentation.
