CannonBall Campaign is moving faster than the national market
Nationally, the picture looks rough right now. Redfin reported that U.S. home sellers outnumbered buyers by 62.6% in September, with an estimated 928,892 buyers in the market, the lowest since 2013. Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. That is the national story. CannonBall Campaign is telling a different one.
For the three months ending August 31, 2026, the Real Estate Data Aggregator counted 1,467 homes sold across CannonBall Campaign. That is up 14.6% from the same three months in 2025. Pending sales came in at 1,528, up 7% year over year. Buyers here are still moving.
More listings came to market, up 6.3% to 1,660 new listings, according to the Real Estate Data Aggregator. But the number of homes actively for sale slipped 2.7% to 1,180. That means supply is not building up. Homes are being absorbed about as fast as they arrive.
Not every ZIP code reads the same way
The overall numbers look solid. But the pace and price story shifts a lot depending on where you are. Some ZIP codes are tight and fast. Others have more room to breathe. Here is how each one landed in the three months ending August 31, 2026.
Prices dipped in some ZIP codes and rose in others. That is not unusual in a market this size. What matters more is how fast homes are moving and how close to list price sellers are getting.

- 79560831 days
- 89583532 days
- 99576234 days

ZIP 95661 and ZIP 95831 both sat at 12 median days on market, according to the Real Estate Data Aggregator. That is a tight window. In 95661, the Real Estate Data Aggregator also counted 54.7% of homes going under contract within two weeks of listing. In 95831, that share was 55.8%, up 9.2 points from a year before.
ZIP 95834 was the slowest at 40 days, one day longer than the same period in 2025. Homes there are still selling, but sellers need to be patient and priced right.
How close to list price are sellers getting?
ZIP 95831 stood out here. The Real Estate Data Aggregator put the average sale-to-list ratio at 101.8%, up 1.5 points from a year before. Nearly 47% of homes there sold above list price, a jump of 12.6 points. That is a market where pricing conservatively can actually cost a seller money.
ZIP 95746 came in at the other end, at 98.5% of list price. Homes there are still selling close to asking, but buyers have a little more room to work with.
The national headwinds are real, but local demand is holding
Redfin reported that the median U.S. home-sale price rose just 0.5% year over year in mid-October, the slowest growth since March. The Federal Housing Finance Agency put the national year-over-year gain at 2.6% through July. Realtor.com noted that price cuts hit 20.8% of listings nationally in September, the highest since October 2022.
CannonBall Campaign is not immune to those pressures. Some ZIP codes did see prices slip. But 1,467 closed sales and 1,528 pending sales in a single quarter says this market is still moving. The buyers are here.
