El Dorado Hills inventory grew, but the market did not slow much
More inventory usually means slower sales. In El Dorado Hills, that did not happen. The Real Estate Data Aggregator counted 205 homes for sale in ZIP 95762 for the three months ending August 31, 2026. That is up 13.3% from the same period in 2025. But pending sales rose 27.2% in the same window, to 243 contracts. Supply grew. Demand grew faster.
Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Realtor.com also noted price cuts hit 20.8% of listings that month, the highest share since October 2022. El Dorado Hills did not follow that pattern. The Real Estate Data Aggregator shows months of supply here actually ticked down 0.1 months year over year. More listings, but buyers absorbed them.
Prices pulled back, but sellers still got close to asking
The median sale price in ZIP 95762 came in at $917,500 for the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That is down 7.8% from the same period in 2025. That is a real dip worth noting. At the same time, the average sale-to-list ratio held at 99%, up 0.7 points from a year before. Prices softened, but sellers were not giving homes away.
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. El Dorado Hills moved in the opposite direction on price. But the sale-to-list and above-list numbers tell a different story. Nearly 1 in 4 homes here, 22.5%, sold above asking price. That share was up 1.8 points from a year before.
Homes sold faster overall, with one small exception
The Real Estate Data Aggregator counted 218 homes sold in ZIP 95762 for the three months ending August 31, 2026. That is up 16% from the same period in 2025. New listings rose 17.2%, to 245. Sellers listed more, and buyers bought more. The median days on market came in at 34 days, just one day longer than a year before. That is not a slowdown worth worrying about.
The share of homes that went under contract within two weeks of listing was 28.4%, down 1.4 points from a year before, per the Real Estate Data Aggregator. So a slightly smaller share of homes flew off the shelf immediately. But with 243 pending sales and 2.9 months of supply, the pipeline stayed full.
The rate environment is worth knowing
Realtor.com noted mortgage rates surged above 7% for the first time since January 2025. Redfin reported the weekly average rate at 7.32% for the four weeks ending October 25, 2026. That puts pressure on budgets everywhere. El Dorado Hills buyers absorbed it anyway. That says something about demand here.
