El Dorado Hills prices eased, but buyer activity picked up
National headlines say U.S. prices are up. The Federal Housing Finance Agency reported a 2.6% year-over-year gain through July 2026. El Dorado Hills tells a different story. The Real Estate Data Aggregator counted a median sale price of $917,500 in ZIP 95762 for the three months ending August 31, 2026. That is down 7.8% from the same period a year before. For sellers, that gap matters. For buyers, it means the local picture and the national picture are not the same thing right now.
A lower median does not mean a quiet market. The Real Estate Data Aggregator recorded 218 homes sold in ZIP 95762 during those same three months. That is up 16% from the year before. Pending sales rose even faster, up 27.2% to 243. Buyers are moving. They are just more price aware than they were.
Sellers are still closing near asking price
A price dip does not mean sellers are giving homes away. The Real Estate Data Aggregator shows the average sale price came in at 99% of list price for the three months ending August 31, 2026. That is actually up 0.7 points from a year ago. Price right, and buyers respond. Price too high, and you feel the difference.
About 22.5% of homes sold above list price during this period, according to the Real Estate Data Aggregator. That is up 1.8 points from a year ago. Not every home gets multiple offers, but the ones priced well still draw competition.
More homes to choose from, but supply is still lean
The Real Estate Data Aggregator counted 205 active listings and 245 new listings in ZIP 95762 for the three months ending August 31, 2026. New listings were up 17.2% from a year ago. More choices for buyers, but 2.9 months of supply still leans toward sellers in most markets. That number is down 0.1 months from last year.
What the national picture adds
Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025, as of September 30, 2026. That affects what buyers can afford. It also means the homes that sell tend to be the ones priced to reflect today's cost of borrowing, not last year's.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. El Dorado Hills is not immune to that pressure. A 7.8% drop in the local median says the same thing in local terms.
Speed: most homes do not go fast
The Real Estate Data Aggregator found that 28.4% of homes in ZIP 95762 went under contract within two weeks of listing. That is down 1.4 points from a year ago. Most homes took longer. The median was 34 days, one day more than last year. Buyers have a little more time to think. That is worth knowing on both sides of the table.
- El Dorado Hills saw more buyers and more sales in the three months ending August 31, 2026. The median price eased 7.8% from a year ago, but homes still closed at 99% of list on average.
- Supply is lean at 2.9 months.
- The market is active and price aware, which is a different thing from slow.
These numbers cover all of ZIP 95762. One street, one subdivision, or one price range can read very differently from the ZIP code as a whole. If you want to know what the data says about your specific corner of El Dorado Hills, that is a different conversation.
