Granite Bay buyers are still active, but they are moving with more care
The Real Estate Data Aggregator counted 87 pending sales in Granite Bay for the three months ending August 31, 2026. That is up 8.8% from the same period a year ago. Demand is still there. But how buyers are moving has changed.
A year ago, more buyers moved fast. The Real Estate Data Aggregator shows only 28.7% of Granite Bay homes went under contract within two weeks of listing. That is down 10.1 points from a year before. Buyers are still buying. They are just taking more time to decide.
Part of what is slowing buyers down is the rate environment. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. At that level, monthly payments take a bigger share of income. CNBC reported that a 30-year fixed payment on a median-priced home ran about 33% of a median family's income in 2025, up from 26% in 2022. That gap changes how carefully buyers approach a decision.
Prices held. The pace slowed a little.
The Real Estate Data Aggregator put the median sale price in Granite Bay at $1,250,000 for the three months ending August 31, 2026. That is unchanged from a year ago. Prices did not drop. They just stopped climbing. Homes sold in 26 days at the median, which is 5 days longer than the same period in 2025.
Sellers still got close to their asking price. The Real Estate Data Aggregator shows the average sale came in at 98.5% of list. That slipped just 0.1 points from a year ago. And 22.2% of homes still sold above list price, though that share is down 3.1 points year over year.
More listings, roughly the same inventory
The Real Estate Data Aggregator counted 98 new listings in Granite Bay over the three months ending August 31, 2026. That is up 4.3% from a year ago. At the same time, homes for sale came in at 78, down 2.5% from the year before. Supply is not building up. It is moving, just not as quickly as it once did.
Nationally, Realtor.com reported that active listings topped 1.16 million homes in September 2026, and price cuts hit 20.8% of listings, the highest share since October 2022. Granite Bay has not seen that kind of correction in prices. But the national picture helps explain why buyers here feel less urgency.
- Granite Bay is not a slow market.
- Pending sales are up 8.8% and the median price held at $1,250,000. But buyers are taking their time, and fewer homes are going under contract in the first two weeks.
- Pricing and timing matter more right now than they did a year ago.
One more thing worth knowing: these numbers cover all of Granite Bay. One street or one price range can read very differently from the ZIP code as a whole. If you want to know what is happening near your specific address, I can pull that for you.
