Realtor.com reported mortgage rates topped 7% in September 2026 for the first time since January 2025. That is a real headwind for buyers. Yet the Real Estate Data Aggregator counted 60 homes sold in ZIP 95818 during the three months ending August 31, 2026, with a median sale price of $766,500. That price is up 11.5% from the same period a year ago. Demand still showed up here.

For context, the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% year over year through July 2026. Land Park and Curtis Park came in well above that pace. This is a neighborhood where buyers are still willing to compete.

Homes sold fast and often above asking

The Real Estate Data Aggregator shows the median home here went under contract in 15 days. That is 10 days faster than the same stretch in 2025. Nearly half of all listings, 47.5% to be exact, went under contract within two weeks of hitting the market. That share is up 5 points from a year ago.

The Real Estate Data Aggregator also found that 36.7% of homes sold above list price during this period. That is up 4.6 points from a year ago. The average sale came in at 100.7% of list. Well-priced homes were not just selling. They were drawing offers.

Fewer homes came to market, and that kept prices firm

The Real Estate Data Aggregator counted 69 new listings during the three months ending August 31, 2026. That is down 20.7% from the same period in 2025. Homes for sale dropped too, down 5.8% year over year to just 49 active listings. With 2.5 months of supply, this market still leans toward sellers. Supply did tick up 0.6 months from a year ago, so there is a little more breathing room for buyers than there was.

Rates above 7% are real. So is the affordability math.

CNBC reported that the monthly payment on a 30-year fixed mortgage for a median-priced home now takes up roughly 33% of a median family's income. That figure was 26% in 2022. Borrowing costs have changed what buyers can afford. CNBC also noted that PMI can add 0.2% to 2% of the loan amount annually, depending on the down payment and credit score. That matters when rates are already at 7.41%, which is where CNBC reported the average 30-year fixed contract rate as of late October 2026.

Despite all of that, Land Park and Curtis Park buyers kept showing up. The numbers from the Real Estate Data Aggregator make that clear. Prices rose, days on market fell, and the share of homes selling above asking went up. That does not happen in a market where buyers have walked away.

In short
  1. The three months ending August 31, 2026 showed a tighter, faster market in Land Park and Curtis Park than the year before.
  2. Prices rose 11.5%.
  3. Homes sold in a median of 15 days.
  4. More than a third sold above asking.
  5. Fewer listings kept supply lean.
  6. Rates above 7% are a real factor, but they did not stop well-positioned homes from drawing strong interest.

One thing worth keeping in mind: the ZIP code numbers tell the broad story. One block, one street, or one price range can read very differently from the whole. If you want to know what the numbers say about your specific corner of Land Park or Curtis Park, that is a different conversation.
