More listings hit Sac, but the strongest parts still feel tight
Realtor.com reported new listings in Sacramento rose 9.8% year over year as of September 30, 2026. That sounds like relief. But the Real Estate Data Aggregator counted the three months ending August 31, 2026, and what it found inside specific ZIP codes is a lot more nuanced.
In some parts of Sac, inventory is tighter than ever. In others, supply has been building. The broad headline only tells you what is happening on average. Your street is not average.
East Sac is the tightest spot in the market
The Real Estate Data Aggregator counted just 1.3 months of supply in ZIP 95819, the three months ending August 31, 2026. That is the lowest of any ZIP in this market. Homes for sale there dropped 3.6% from the same period a year before. At the same time, homes sold jumped 37.8% and the median sale price rose 7.6% to $795,500.
The speed confirms it. The Real Estate Data Aggregator found that 64.2% of homes in 95819 went under contract within two weeks of listing. That is up 24.6 points from a year ago. Sellers there are not waiting long.
Land Park and Curtis Park are moving fast too
ZIP 95822, which covers much of Land Park and Curtis Park, had just 1.5 months of supply in the three months ending August 31, 2026, per the Real Estate Data Aggregator. Homes for sale there dropped 14.8% from a year before. That is the sharpest inventory decline of any ZIP in this market.
Sales volume rose 19.8% in 95822 over the same period. The median sale price held steady at $450,000, unchanged from a year ago. Nearly half of all homes, 46.8%, went under contract within two weeks.
Not every ZIP is running tight
ZIP 95811, which covers much of the Downtown core near the Railyards and DOCO, had 6.8 months of supply in the three months ending August 31, 2026. That is the highest of any ZIP tracked here. Homes there sat a median of 25 days before selling, and only 21.4% went under contract within two weeks.
ZIP 95814, covering the heart of Downtown, had a median of 88 days on market, per the Real Estate Data Aggregator. That is 46 days longer than the same period a year before. Zero homes sold above list price there. These two ZIPs are playing by entirely different rules than East Sac.
The broader picture: more listings, but sales are slightly down
Across all 13 ZIPs tracked, the Real Estate Data Aggregator counted 1,059 new listings in the three months ending August 31, 2026. That is up 4% from a year before. Realtor.com reported a 9.8% rise in new listings for Sacramento as of September 30, 2026, pointing in the same direction.
But more listings did not mean more sales. The Real Estate Data Aggregator counted 799 homes sold across those same ZIPs, down 2.6% from the same period a year before. Pending sales across the group were nearly flat, up just 0.5%.
Realtor.com also reported the metro-wide median home price at $599,950 as of September 30, 2026. That sits well above what most individual South Sac ZIPs are selling for, and well below what East Sac and Midtown-area homes are fetching. One metro number covers a lot of ground.
How each ZIP stacks up
What this means if you own a home here
If you are in East Sac, Land Park, or the Curtis Park area, you are in a part of Sac where demand is outpacing supply. Homes are moving in days, not weeks. Pricing still matters, but the conditions favor sellers.
If you are closer to the Downtown core or in a ZIP where supply has been building, the picture is more patient. Buyers there have more options. Sellers need a sharper strategy on price and presentation.
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. That national number is a backdrop, not a blueprint. What your home does depends on your block, not the country.
- New listings are up across Sac, but that does not mean every neighborhood has loosened.
- East Sac (95819) has 1.3 months of supply and homes going under contract in a median of 8 days.
- Downtown (95814) has 88 median days on market.
- Same city, very different market.
- The three months ending August 31, 2026 show that ZIP code matters more than the headline.
