Natomas sales rose even with inventory barely changing

Here is the one thing worth knowing right now: the Real Estate Data Aggregator counted 1,004 sales across Natomas in the three months ending July 31, 2026, up 10.8% from the same period a year before. Inventory grew just 0.3% over that same stretch. More buyers found homes even though sellers did not flood the market with new options.

That gap between sales and inventory matters. When sales climb 10.8% and inventory barely moves, buyers are competing for roughly the same pool of homes. That tends to keep prices supported, even when they do not spike.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% year over year through July 2026. That is a national number, but it lines up with what the Real Estate Data Aggregator shows locally: most Natomas ZIP codes held their prices, and several moved higher.

How each ZIP code performed

The numbers tell different stories depending on where you look. Some ZIPs saw prices rise. Others dipped a little. Speed and competition varied too.

ZIP 95831 stands out. The Real Estate Data Aggregator recorded a median sale price of $645,000 there, homes sold in a median of just 12 days, and the average sale came in at 101.4% of list price. Nearly half of all homes, 48.6%, sold above asking. Sales were up 32.1% from a year before.

ZIP 95833 had the strongest price growth of any Natomas ZIP: up 5.4% to $475,500, according to the Real Estate Data Aggregator. Sales jumped 21.2%. Inventory there actually fell 6.3%, which helps explain why prices held firm.

ZIP 95835 saw the biggest jump in sales volume. The Real Estate Data Aggregator counted 159 homes sold, up 40.7%. The median price rose 2.8% to $560,000. Months of supply dropped a full month from a year before, to 2.8 months.

ZIP 95841 had the strongest price growth among this group: up 7.9% to $442,250. Days on market dropped 13 days from a year before, to just 18. ZIP 95821 moved quickly too, with a median of 14 days on market and a 100.4% sale-to-list ratio.

Prices dipped a little in 95825, down 3% to $405,000. That said, sellers there still averaged 100.3% of list price, and 32.4% of homes sold above asking. Fewer new listings came to market, down 22.3%, which kept things from getting too soft.

Speed: which ZIPs moved fastest

ZIP 95758 is worth noting here. The Real Estate Data Aggregator shows that 50.4% of homes there went under contract within two weeks of listing, up 8.7 points from a year before. That is the highest two-week contract rate in the market. Buyers in 95758 are moving quickly.

The broader picture

Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025, as of late September 2026. Realtor.com also noted that price cuts hit 20.8% of listings in September, the highest share since October 2022.

Those national signals matter for context. Buyers are watching rates closely. Sellers who price carefully tend to do better in this environment than those who test the top of the range.

Locally, the Real Estate Data Aggregator counted 1,122 pending sales across Natomas in the same period, up 6.6% from a year before. That pipeline points to continued activity heading into the fall.
