Natomas sales rose faster than inventory this summer
Here is the number that changes how you should think about Natomas right now. The Real Estate Data Aggregator counted 988 homes sold across Natomas in the three months ending August 31, 2026. That is up 10.8% from the same period in 2025. Inventory rose too, but only 3.9%. Sales outran supply. That is a different balance than many buyers expect when they hear that more homes are available.
What does that mean for you? Demand is still moving through the market. More choices have not slowed buyers down. But pricing and timing still matter. The homes that found buyers were priced well and presented well. The ones that did not sit on the wrong side of that line.
That said, the national picture is worth knowing. Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Realtor.com also reported that price cuts hit 20.8% of listings nationally that month, the highest share since October 2022. And mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. Natomas held up better than that national picture suggests.
How each ZIP code read this summer
The market-wide numbers tell one story. Each ZIP code tells its own. Some moved faster. Some saw prices dip. Knowing which one applies to your address is what actually matters.

Where homes moved fastest
ZIP 95831 had the fastest pace of any ZIP in this market. The Real Estate Data Aggregator recorded a median of just 12 days on market there, 6 days shorter than the same period in 2025. The sale-to-list ratio hit 101.8%, and 46.9% of homes sold above list price. Pending sales rose 17.8% year over year.
ZIP 95823 was close behind at 17 days, 8 days shorter than last summer. Nearly half of homes there, 47.8%, sold above list price. That share rose 10.4 points from 2025.
Where the picture is more mixed
Not every ZIP moved in the same direction. In 95834, the Real Estate Data Aggregator counted 75 homes sold, down 7.4% from 2025. The median sale price dipped 1.8% to $490,000. Homes sat for a median of 40 days. That is a slower pace than most of the market, though the sale-to-list ratio still held at 99.9%.
ZIP 95901 showed a similar pattern. Homes sold rose 23.3%, but the median sale-to-list ratio slipped to 98%. Median days on market stretched to 46 days, 7 days longer than 2025. More homes were available there too: inventory rose 27.8% year over year. More supply, longer time on market, and a softer ratio all point to a ZIP where pricing precision matters most.
ZIP 95825 is worth a separate look. The median sale price rose 13.2% to $450,000. But homes sold fell 23.3%, and pending sales dropped 29.9%. Fewer transactions at higher prices can mean the mix of homes that sold shifted, not necessarily that every home gained that much value.
What the pending numbers say about what comes next
Pending sales across Natomas rose 5.3% to 1,087 in the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That is a leading signal. Homes going under contract now will close in the weeks ahead. Demand has not gone quiet.
ZIP 95835 led with 153 pending sales, up 15% from 2025. ZIP 95632 showed the sharpest jump: pending sales rose 70.4% year over year to 121. That kind of move in pending activity is worth watching.
Speed to contract: who went under in two weeks
In ZIP 95831, 55.8% of homes went under contract within two weeks of listing. That share rose 9.2 points from 2025. In ZIP 95758, 46% went under in two weeks, up 9.3 points. These are not slow markets. Well-priced homes in the right condition are still finding buyers quickly.
Months of supply: how much runway sellers have
ZIP 95831 sits at just 1.3 months of supply. That is the tightest in the market. ZIP 95901 is at 4.2 months, which gives buyers more time and more room to negotiate. The same market can read very differently depending on the ZIP.
- Across Natomas, the Real Estate Data Aggregator counted 988 homes sold in the three months ending August 31, 2026, up 10.8% from 2025. Inventory rose only 3.9%.
- Sales outpaced supply.
- But every ZIP code has its own pace, its own price trend, and its own balance between buyers and sellers.
- One street can read very differently from the ZIP code it sits in.
- If you want to know what the numbers say about your specific address, that is where the conversation starts.
