North Natomas is carrying more of the market right now
The Federal Housing Finance Agency reported U.S. house prices up 2.4% year over year through August 2026. That number sounds straightforward. In Natomas, it is not. The Real Estate Data Aggregator tracked three ZIP codes here over the three months ending August 31, 2026, and they each moved in a different direction.
North Natomas (95835) is where most of the activity is right now. Sales jumped 32.4% compared to the same months in 2025. The median sale price rose 3.5%, to $560,000. Pending sales were up 15%, and homes spent a median of 32 days on market, two days faster than last year. That is a lot of movement in one part of Natomas.

South Natomas (95833): prices up, but homes are taking longer
The Real Estate Data Aggregator counted 84 homes sold in 95833 during the three months ending August 31, 2026. That is up 12% from the same period in 2025. The median sale price rose 7.4%, reaching $478,000. Those are solid numbers.
The one thing worth watching: median days on market stretched to 31 days, which is 10 days longer than a year ago. Homes are still selling close to list, at 99.5%, but buyers are taking a little more time. Supply sits at 2.3 months, the tightest of the three ZIP codes.
Natomas Park area (95834): the one ZIP where prices dipped
95834 is the only ZIP in Natomas where the Real Estate Data Aggregator shows prices moving down. The median sale price fell 1.8% to $490,000 compared to the same three months in 2025. Sales dropped 7.4%, and pending sales were down 15.8%. New listings fell 16.5%, yet inventory still sits at 3.4 months of supply, the highest here.
The one bright spot: homes that do sell are landing very close to list price, at 99.9%, up 1.3 points from a year ago. So pricing accurately still matters. Overpriced homes are sitting. Well-priced ones are getting there.
North Natomas (95835): the most active part of the market
The Real Estate Data Aggregator counted 147 homes sold in 95835 during the three months ending August 31, 2026. That is nearly double the sales in either of the other two ZIP codes. Sales were up 32.4% from the same period last year. Pending sales rose 15%, and the median sale price climbed 3.5% to $560,000.
Homes spent a median of 32 days on market, two days faster than a year ago. Supply dropped to 3 months, down 0.8 months from 2025. More buyers, faster movement, and prices trending up. That is what the data shows for North Natomas right now.
What the broader picture adds
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% year over year through August 2026. Natomas as a whole is roughly in line with that. But the split between ZIP codes is real, and the national number does not tell you whether your street is moving with 95835 or against it like parts of 95834.
Realtor.com reported that 20.8% of listings nationally took price cuts in September 2026, the highest share since October 2022. That context matters here. In 95834, where sales are softer and supply is higher, pricing carefully from the start is more important than ever.
Natomas overall: still moving forward
Across all three ZIP codes, the Real Estate Data Aggregator counted 306 homes sold in Natomas during the three months ending August 31, 2026. That is up 14.6% from the same period in 2025. Pending sales across Natomas rose 7% to 322. New listings dipped 2.9% to 364, and total homes for sale fell 1.4% to 290.
- The three months ending August 31, 2026 show Natomas is not one market.
- North Natomas led on sales volume, price growth, and speed.
- South Natomas posted the strongest price gain but homes are taking longer.
- The Natomas Park area saw prices dip and sales slow.
- Broad headlines will not tell you which of those three stories applies to your home.
One street can read very differently from the ZIP code it sits in. If you want to know where your specific address lands in this data, that is worth a closer look before you make any decisions.
