Realtor.com reported that price cuts across the country hit 20.8% in September 2026, the highest share since October 2022. That headline can make the whole market sound slow. In one part of Roseville, the numbers tell a very different story.

The Real Estate Data Aggregator counted 88 homes sold in ZIP 95661 in the three months ending August 31, 2026. That ZIP had just 1.2 months of supply. The median home sold in 12 days. More than half of all homes went under contract within two weeks of listing.

That pace is not typical for the rest of Roseville. The Real Estate Data Aggregator shows 28 median days on market in ZIP 95747, 21 in ZIP 95678, and 26 in Granite Bay (95746). Supply ranges from 2 months in 95678 to 3 months in Granite Bay. Those markets are moving, but not at the same speed.

The rest of Roseville is not struggling, just slower

ZIP 95678 saw its median price dip 5% to $546,000. That is a small decline worth noting. Still, the Real Estate Data Aggregator counted 104 homes sold there, up 5.1% from a year ago. Inventory fell 13.9%. The market is moving, just not at the pace of 95661.

Granite Bay (95746) held its median price flat at $1,250,000. Days on market crept up 5 days to 26. Only 28.7% of homes went under contract within two weeks, down 10.1 points from a year ago. More inventory, more time. Buyers there have a bit more room to think.

ZIP 95747 is the largest piece of the market. The Real Estate Data Aggregator counted 402 homes sold in the three months ending August 31, 2026, up 14.9% from a year ago. The median price was $665,000, nearly flat. Days on market dropped 9 days to 28. Solid volume, steady prices.

The broader picture

Across all four ZIPs combined, the Real Estate Data Aggregator counted 675 homes sold in the three months ending August 31, 2026, up 13.1% from a year ago. Homes for sale dropped 8.6% to 512. New listings rose 3.2% to 751. Demand is outpacing supply at the market level, even if the pace differs by ZIP.

Realtor.com also reported that the Sacramento-Roseville-Folsom median home price was $599,950 in September 2026. Mortgage rates topped 7% that same month, the first time since January 2025. That context matters. Buyers are working with higher carrying costs, which makes pricing precision more important than ever.

What this means for you

If you are selling in 95661, buyers are moving fast and inventory is thin. Pricing and presentation still matter, but conditions are working in your favor right now.

If you are selling in Granite Bay or 95747, you have a solid market, not a sprint. Pricing to the actual comps in your ZIP matters more than the broader Roseville headline.

If you are buying anywhere in Roseville, know which ZIP you are shopping in before you set your expectations. A 12-day market and a 28-day market require very different approaches.

In short
  1. Roseville is not one market.
  2. ZIP 95661 is running lean and fast.
  3. The other ZIPs are active but more measured.
  4. Your strategy should match your specific street, not just the city-wide headline.
  5. One block can read very differently from the ZIP code around it.
