Roseville sales rose even with rates above 7%
Rates crossed 7% in September 2026, according to Realtor.com. Most people expected that to slow things down. In Roseville, it did not.
The Real Estate Data Aggregator counted 675 homes sold across Roseville in the three months ending August 31, 2026. That is up 13.1% from the same period a year before. Demand held, and in some parts of town, it got stronger.
At the same time, the number of homes for sale fell. The Real Estate Data Aggregator counted 512 active listings across Roseville during that same period, down 8.6% from a year ago. Fewer choices for buyers, more competition for the homes that are there.
Each ZIP code tells a different story

95747: The biggest ZIP, and it picked up speed
95747 is where most of the volume is. The Real Estate Data Aggregator counted 402 homes sold there, up 14.9% from a year ago. Median days on market fell to 28, down 9 days from last year. That is a meaningful shift in how quickly homes are moving.

What the rate environment means for Roseville
Realtor.com reported mortgage rates topped 7% in September 2026, the first time since January 2025. Nationally, Realtor.com also noted that price cuts reached 20.8% of listings in September 2026, the highest share since October 2022.
Roseville did not follow that national pattern. Sales rose. Inventory fell. Most ZIPs saw prices hold or climb. That gap between what is happening nationally and what is happening locally matters when you are making a decision about your own home.
Realtor.com also reported the Sacramento-Roseville-Folsom metro had a median home price of $599,950 in September 2026. That is a regional figure, and it blends a wide range of markets. The ZIP-level numbers above give you a sharper picture of what Roseville specifically is doing.
How quickly are homes going under contract?
