Sac prices are still inching up, but not every part of the market is moving the same
The broad headline looks fine. Redfin reported Sacramento prices up 1.8% year over year in September. But that number covers a lot of ground. When you look at individual ZIP codes, the story splits.
Some parts of Sac posted solid price gains over the past year. Others slipped. The difference between those two groups can change what your home is worth, how you price it, and how you approach an offer.
Where prices went up
The Real Estate Data Aggregator counted homes sold across ten Sacramento ZIP codes in the three months ending August 31, 2026. Several posted price gains compared to the same period in 2025.
95825 led the group. The Real Estate Data Aggregator put the median sale price there at $450,000, up 13.2% from a year before. South Natomas (95833) came in at $478,000, up 7.4%. North Natomas (95835) reached $560,000, up 3.5%.
Where prices dipped
Not every ZIP code followed that path. The Real Estate Data Aggregator shows 95828 at $450,000, down 4.8% year over year. 95826 came in at $452,500, down 4.7%. 95834 slipped to $490,000, down 1.8%.
A dip does not mean a ZIP code is broken. In 95826, homes still sold in a median of 16 days, and 51% sold above list price. But the price trend is moving in a different direction than the broader market headline suggests.
How fast homes are moving
Speed varied just as much as price. The Real Estate Data Aggregator shows the median days on market ranged from 13 days in 95824 to 40 days in 95834, for the three months ending August 31, 2026.
- 195824 – Sacramento, CA13 days
- 295822 – Sacramento, CA16 days
- 395826 – Sacramento, CA16 days
- 495823 – Sacramento, CA17 days
- 595820 – Sacramento, CA17 days
- 695825 – Sacramento, CA29 days
- 795828 – Sacramento, CA30 days
- 895833 – Sacramento, CA31 days
- 995835 – Sacramento, CA32 days
- 1095834 – Sacramento, CA40 days
Realtor.com reported that days on market declined 5 days year over year across the Sacramento metro. That tracks with what the Real Estate Data Aggregator shows in several individual ZIP codes, though not all of them.
The overall market is still moving
Across all ten ZIP codes combined, the Real Estate Data Aggregator counted 883 homes sold in the three months ending August 31, 2026. That is up 2% from the same period in 2025.
Realtor.com put the median home price for the Sacramento-Roseville-Folsom metro at $599,950 as of September 30, 2026. New listings across that same metro rose 9.8% year over year, according to Realtor.com.
One more thing worth knowing: CNBC reported the average 30-year fixed mortgage rate dropped to 7.41% as of October 21, 2026, down from 7.50%. That is a small move, but it affects what buyers can afford and how they approach offers.
Above-list sales tell a different story by ZIP
Even in ZIP codes where the median price slipped, competition for well-priced homes stayed real. The Real Estate Data Aggregator shows that in 95824, 52.9% of homes sold above list price. In 95823, 47.8% did. In 95826, 51% did, despite prices being down 4.7%.
That gap matters. A ZIP code with a declining median price can still have strong competition on individual homes. Pricing strategy has to account for both.
Supply is tight in some spots, looser in others
Months of supply tells you how long it would take to sell every home currently listed, at the current pace. Under two months generally favors sellers. Above four months gives buyers more room.
95822 had just 1.5 months of supply. 95826 had 1.7. Those are tight. 95824 sat at 4 months, which is more balanced. Each of those conditions calls for a different approach, whether you are listing or making an offer.
- Sac prices are up slightly overall, and Redfin confirms that direction with a 1.8% year-over-year gain in September.
- But the Real Estate Data Aggregator shows real differences between ZIP codes in the three months ending August 31, 2026. Some gained more than 7%.
- Others slipped nearly 5%.
- Speed, competition, and supply all vary too.
- The broad market number is a starting point, not the whole answer.
One street can read very differently from the ZIP code it sits in. If you want to know what is actually happening where your home is, that is a specific conversation worth having.
