Some parts of CannonBall Campaign are moving much faster than others
The three months ending August 31, 2026 told two very different stories across CannonBall Campaign. Some ZIP codes were moving in under two weeks. Others were sitting for 40 days. That gap is the most important thing a seller or buyer needs to understand right now.
Nationally, Realtor.com reported that 20.8% of listings had price cuts in September, the highest share since October 2022. Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. CNBC reported the average 30-year fixed rate reached 7.49% as of October 7, 2026. That backdrop matters. Buyers have options, and overpriced homes are feeling it.
The speed gap across CannonBall Campaign
The Real Estate Data Aggregator counted 1,467 homes sold across CannonBall Campaign in the three months ending August 31, 2026, up 14.6% from the same period a year before. More homes sold. But they did not all sell at the same pace.
ZIP 95831 and ZIP 95661 tied for the fastest pace at 12 median days on market, according to the Real Estate Data Aggregator. ZIP 95834 sat at the other end with 40 days, one day longer than the same period a year before. That is nearly a month of difference between the fastest and slowest parts of this market.

In ZIP 95831, the Real Estate Data Aggregator found that 55.8% of homes went under contract within two weeks of listing. Nearly half, 46.9%, sold above list price. The average sale price came in at 101.8% of list, up 1.5 points from a year before. Sellers there were not leaving money on the table.
ZIP 95661 told a similar story. The Real Estate Data Aggregator counted 54.7% of homes going under contract within two weeks. Inventory dropped 27.7% from a year before, with only 34 homes for sale. That kind of supply squeeze tends to keep things moving.
The slowest ZIP code: 95834
ZIP 95834 is a different picture. The Real Estate Data Aggregator recorded a median of 40 days on market, one day longer than a year before. Homes sold fell 7.4% year over year. Pending sales dropped 15.8%. Price dipped 1.8% to a median of $490,000.
That does not mean homes are not selling. They are. But buyers in ZIP 95834 have more time and more choices. That changes the conversation at the negotiating table.
The middle of the market
Most ZIP codes landed somewhere between those two extremes. ZIP 95747 was the busiest by volume. The Real Estate Data Aggregator counted 402 homes sold there, up 14.9% from a year before. Median days dropped 9 days to 28. ZIP 95608 and ZIP 95833 each sat at 31 days.
ZIP 95678 stood out in the middle tier. The Real Estate Data Aggregator showed 32.7% of homes selling above list price, up 5.4 points from a year before. Inventory there fell 13.9%. Only 2 months of supply remained. That is a tighter market than the 21-day pace alone would suggest.
What the national picture adds
Realtor.com reported active listings topped 1.16 million homes nationally in September 2026. More inventory nationally gives buyers more leverage in slower markets. But in tighter ZIP codes like 95831 and 95661, that national trend is not showing up the same way.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Cotality put home prices up 1.8% year over year in August, according to CNBC. Some ZIP codes in CannonBall Campaign are outpacing that. Others are below it.

If your home is in ZIP 95831 or 95661, the data says price it right and it moves fast. Many are going above list. If your home is in ZIP 95834 or 95762, you have more competition and buyers have more time. Pricing needs to reflect that reality, not the fastest ZIP code in the market.
What this means for buyers
The slower ZIP codes may give you more room to negotiate. ZIP 95834 had 3.4 months of supply and falling pending sales. That is a different conversation than ZIP 95661, where only 1.2 months of supply remained and homes were gone in under two weeks.
