Natomas sales rose faster than listings this summer

Here is the number that matters most for Natomas homeowners right now. The Real Estate Data Aggregator counted 988 homes sold across Natomas in the three months ending August 31, 2026. That is up 10.8% from the same period a year before. New listings rose only 3.1% over the same stretch. Sales grew faster than supply. That is what keeps prices from sliding.

At the same time, Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. More supply is showing up everywhere. In Natomas, the Real Estate Data Aggregator counted 933 homes for sale, up 3.9% from a year before. More choices for buyers, but demand here is still keeping up.

Pending sales tell the deeper story

Pending sales are contracts signed but not yet closed. They show where the market is heading, not just where it has been. The Real Estate Data Aggregator counted 1,087 pending sales across Natomas in the three months ending August 31, 2026. That is up 5.3% from a year before. Buyers are still moving, even as rates climb.

CNBC reported the average 30-year fixed mortgage rate hit 7.49% in the week of October 7, 2026. That is real pressure on buyers. Realtor.com noted rates climbed above 7% for the first time since January 2025. And CNBC reported that purchase applications fell 2% in that same week. Higher rates slow some buyers down. But Natomas pending sales still grew.

ZIP 95835 led the market. The Real Estate Data Aggregator counted 147 homes sold there, up 32.4% from a year before. The median sale price was $560,000, up 3.5%. Months of supply fell to 3 months, down 0.8 from a year before. That is a market moving in the right direction for sellers.

ZIP 95833 also showed strength. Sales rose 12%, and the median price climbed 7.4% to $478,000, according to the Real Estate Data Aggregator. Pending sales jumped 21.9%. Nearly 4 in 10 homes there went under contract within two weeks of listing.

ZIP 95834 was the softer spot. The Real Estate Data Aggregator counted 75 homes sold, down 7.4% from a year before. The median price dipped 1.8% to $490,000. Homes took a median of 40 days to sell. More inventory, fewer buyers moving through. Not every ZIP tells the same story.

One of the clearest signs of local demand is how fast homes go under contract. The Real Estate Data Aggregator tracked the share of homes that went under contract within two weeks of listing.

ZIP 95831 stood out. The Real Estate Data Aggregator found that 55.8% of homes there went under contract within two weeks of listing. The median sale price was $662,500. Homes sold in a median of just 12 days. And sellers averaged 101.8% of list price. That is a ZIP where pricing well still pays off quickly.

What the national picture adds

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, they rose 0.3% in July, seasonally adjusted. Natomas price movement varied by ZIP, but the national trend shows prices are still holding ground overall.

Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026. That is the highest share since October 2022. In Natomas, sellers who price carefully are still closing near or above list. But the national trend is a reminder that overpricing has a cost.
